SO14 to SO19

Renovation and building work in Southampton.

Southampton is a short run down the A3057 or the M271, and it is the busiest part of the patch — a city's worth of Victorian terraces and interwar semis, most of them wanting more space at the back.

What we’re usually working with.

Portswood, Bevois Valley, Shirley and Freemantle are dense Victorian and Edwardian terraces, often two-up two-down with a back addition already tacked on. Bitterne, Sholing and Millbrook are largely interwar and postwar semis with longer gardens. The waterfront and city centre carry a lot of newer flats, which are a different proposition again — leasehold, freeholder consent, and access through communal areas.

Planning in Southampton

Southampton City Council is the planning authority. The city has a number of conservation areas, including parts of Old Town, Bedford Place and Highfield. Article 4 directions apply in some areas, which remove permitted development rights that apply elsewhere — most often around converting a family home to a shared house, but sometimes around elevations and windows too.

Planning notes are general, not advice on your house. Constraints turn on the specific property and change over time. Confirm anything that matters with Southampton City Council before committing — or book a survey and it gets checked as part of the design work.

02Worth
knowing

Three things that change the job here.

Terraces with an existing back addition

The most common brief in the city: knock through the return and infill alongside the back addition to make a proper kitchen and dining space. Almost always needs a structural opening and calculations, which is why it starts with a survey.

Flats and leasehold

Work inside a flat usually needs the freeholder's written consent, and often a licence to alter. Worth starting that early — it takes longer than the building work.

Party wall matters

In a terrace, almost any structural work touches a neighbour's wall, so a party wall notice is normally required. It is not difficult, but it has a statutory notice period that has to be built into the programme.
